Grand Rapids real estate investing: what deals look like now.
Short answer
Grand Rapids is a retail-driven market: most homes sell to owner-occupants, which keeps resale demand strong and rents among the highest in Michigan. Flips with a good purchase price have real spreads. Rentals and BRRR take more cash in at today's prices and tax rates, so buying right matters more here than in our other markets.
These figures cover Grand Rapids ZIP codes 49504, 49505 and 49507 (about 1,501 recorded sales over the last year, roughly 29% to investors) and Kentwood and Wyoming ZIP codes 49508, 49509 and 49548 (about 990 sales, roughly 25% to investors).

What works in Grand Rapids
| Strategy | Fit today | Why |
|---|---|---|
| Flip | Works with the right buy | About a $125,000 gross spread, and a deep pool of owner-occupant buyers at resale. The catch is finding the deal: you're competing with retail buyers for the same houses, so off-market and estate sales matter. |
| Core rental | Needs more cash in | Strong rents and steady tenants, but at these prices and tax rates it takes about $98,000 of cash per door to cash flow. A fit for investors with more equity who value stability. |
| BRRR | Hard at today's prices | A 3-bedroom at about $1,850 rent clears a 1.25 DSCR on a refinance value under about $215,000. Those deals exist, but most of the market sells above that, so buy price is everything. |
| Core-Plus duplex | Limited supply | Few 2 to 4 unit sales, and they run $320,000 and up. Worth watching for the occasional under-market lease. |
Why the numbers look different here
Grand Rapids rents are higher than Detroit's, but prices are roughly double and property taxes run about 2.6% to 2.9% of value. Taxes alone on a $260,000 house are over $6,000 a year. That's why the same rental math that works in a cheaper market needs a better purchase price, or more cash in, to work here.
The upside of a retail market is resale demand. A well-done flip in a good Grand Rapids neighborhood has real buyers waiting, and owner-occupied neighborhoods tend to hold value well.
How we'd invest here now
- Flips: the strongest play. Buy off-market or from estates, keep the rehab moderate, and price to sell inside six months.
- Rentals: work best for investors bringing more equity, or for deals bought well under retail. Underwrite on the full tax bill.
- If cash flow is your main goal: compare a Grand Rapids rental with what the same cash buys in Detroit or Hampton Roads. Many investors hold a mix.
Planning figures as of October 2026, from about 12 months of recorded sales and current rent comps in the ZIP codes listed. Flip "after rehab" prices are asking prices, not closed sales, and deed records run two to three months behind. These are planning norms, not loan terms or appraisals. Every deal is underwritten on its own numbers.
