How to build a real estate investment plan.
Most investors start with a property. The ones who build wealth start with a plan. A written investment plan tells you what you are building, which deals get you there, and which ones to pass on, before you ever look at a listing.
Why a plan comes before the property
Without a plan, every property looks plausible. Investors stall in analysis, jump between flips and rentals, fall for a house instead of the numbers, or line up financing that doesn't fit the deal. A plan replaces all of that with one habit: compare the deal to the plan. If it fits, pursue it. If it doesn't, pass and move on.
Pension funds, endowments and family offices have worked this way for decades. Their plan is called an Investment Policy Statement. Very few individual investors have one, and that is the gap EMx Lending helps close.
Start with the four benefits of real estate
Real estate pays you in four different ways. Knowing which matters most to you is the first step in choosing a strategy.
- Cash Flow: monthly income after every expense and the loan payment.
- Appreciation: growth in value over time, from the market or from improvements you make.
- Tax Advantages: depreciation and other benefits that can shelter income. Ask your CPA how they apply to you.
- Project Profit: turning each dollar into more on a flip or a new build, then putting it back to work.
Four investment styles
Institutional investors sort every property into a style. EMx uses the same idea, sized for 1 to 4 unit and small multifamily investors.
| Style | What you buy | Where the return comes from |
|---|---|---|
| Core | A stabilized, rent-ready rental | Rent from day one |
| Core-Plus | A stabilized rental with a light fix, like below-market rent | Rent now, plus a lift within about a year |
| BRRR (BRRRR) | A dated property you renovate, rent and refinance | Forced appreciation, then rent |
| Flip | A property you renovate or build, then sell | Profit on the sale |
The right style isn't the one you hear about most. It's the one that matches your goals, your starting cash and how much risk you can carry. Most portfolios end up mixing two or three.
Turn goals into numbers
"I want $5,000 a month" is a goal. A plan turns it into targets you can screen deals against, like cash flow per door, DSCR and return on cash. Once those numbers are set, judging a deal takes minutes instead of weeks.
The payoff: your Buy Box
A plan ends in a one-page Buy Box: your target markets, property types, price range, strategy and return targets. It's your own quick yes or no on any listing, and it's the brief you hand your agent or wholesaler so they bring you the right deals.
